The majority of Manhattan Landlords will require some or all of the
following documentation prior to reviewing your request for one
of their apartments. There is will be an application fee and a
credit
check fee involved. Its best to check with the landlord what
they require, such as deposits, security, how many months in advance,
do you need a guarantor, etc..
1. Letter of Employment or if you are self employed, a letter from an accountant.(In some cases only originals are accepted, so be sure to get more than one if you plan to apply for housing with more than one landlord.)
2. Pay Stubs (Last 2, if possible)
3. Bank Statements (Last 2 months, if possible)
4. Last Year's Tax returns (Previous two years, helpful if available)
5. Proof of being up to date with your current rent.
6. Two forms of IDWe strongly recommend that when you view apartments, you go with all the above documentation in hand. Please note: We have seen people lose apartments simply because they did not come with the paperwork they needed and someone else who arrived after, did, and thus was given the apartment you were hoping to rent. Also, the information given here is a good rule of thumb to follow. Different landlords require different paperwork, etc.
